There is no doubt about it that selling and buying is stressful! Not only am I here to ease the selling process for my clients, but there are also things you can prepare for and avoid to ensure everything goes smoothly.

[IG graphic post] Keep in mind that when selling, you're not only paying agent commission! Consider other closing costs, repairs, and more, especially if you purchase a new home before selling your current home.

Make sure you're aware of the costs you need to consider. If you're concerned about costs, that's okay! That's why we are here to help.

The price you want may not be attainable depending on the market and you risk having your home stay on the market for too long, which can deter new buyers from even considering your home. Consider following the advice of your realtor when it comes to selling.

The price you want is not always what you can get! Always follow a realtors advice when it comes to pricing your home. We will do our best to ensure you get the highest sale price as possible!

Seeing a high price might be exciting, but it's not necessarily the best offer. Consider the conditions, not just the price. Work with a realtor to discuss your options and choose the offer that's best for you.

Seeing those dollar signs might have you starstruck, but the highest price is not necessarily the best offer. Consider the conditions too! Your realtor will guide you and you can discuss your options with them to decide on what works best.

Maintenance issues can turn buyers off and reduce the value of your home. Prioritize things that may show up during a home inspection. Before starting costly renovations, consult with your realtor to make sure that it will be effective in increasing home value.

Don't start making home improvements without having a home evaluation. You can talk with myself or another realtor to discuss what can actually add value to your home VS. what isn't worth it.

A cleaner, well-decorated home will attract more buyers and less clutter can make your home feel more spacious. According to Realtor.com, staged homes sell 88% faster and for 20% more! Let a stager use their expertise to attract as many buyers as possible.

When it comes to showings, it's important to be as flexible as you can. Even if their timing is inconvenient, you want as many buyers to see your home as possible. Consider planning a family day trip, going out for dinner and drinks for a few hours, or visiting a friend while a buyer views your home.

Try to avoid turning down a showing! The more potential buyers that see your home, the better.
